What is there to do in Wimauma?

Southshore Bay is the community most people already know about, built around a five-acre Crystal Lagoon with white sand and floating cabanas, and you’ll see the photos before you ever tour the neighborhood. Beyond that one standout amenity, Wimauma is still transitioning from its agricultural roots into a suburban market, so new master-planned communities keep going up along US-301 and SR-674 faster than everyday commercial services can always keep pace. That trade-off, newer construction and lower entry pricing against fewer nearby amenities today, is the real conversation to have before you buy here.

What’s the commute like from Wimauma?

Wimauma sits roughly 30 miles south of downtown Tampa along US-301, about 20 miles south of Brandon. It connects to I-75 by that same corridor, and Sarasota and Manatee County are close enough south to be a realistic option for shopping or a day out. If your work is centered in Tampa proper, plan for real commute time. This is a trade you make for newer construction and lower entry prices, not a close-in suburb, and it’s worth being honest about upfront. Tampa International Airport is about 40 miles away, usually 45 to 55 minutes depending on traffic, and Lakewood Ranch and Sarasota are roughly 35 to 45 minutes south.

What is the Little Manatee River like?

The Little Manatee River winds almost 40 miles from Wimauma to Tampa Bay, and Little Manatee River State Park is one of the best things about living here. The park has a canoe and kayak launch, more than 15 miles of hiking and horse trails, a full campground plus equestrian camping, and fishing and picnic pavilions. Wimauma is not a boating town, though. If a boat behind the house is part of the dream, Apollo Beach and Ruskin are about 25 minutes west.

What do HOA and CDD fees look like in Wimauma?

Most of the new master-planned communities in Wimauma carry a CDD on the tax bill, which pays for the roads, utilities and amenities, plus a monthly HOA. Lagoon and resort-style amenities cost more to run, so expect higher fees in those communities. Valencia del Sol, for example, has listed HOA fees of about $527 to $689 a month (2026). What schools serve Wimauma?

Wimauma is in Hillsborough County Public Schools. Elementary schools in town include Wimauma Elementary and Reddick Elementary, and nearby high schools include Sumner High, which opened in 2020, and Lennard High. With so much new construction, school boundaries here change, so confirm the zoned schools for the exact address before you count on them.

What do homes cost in Wimauma?

The median sale price in Wimauma was about $343,000 in August 2026, according to Redfin, roughly flat from a year earlier, and homes were taking a little over two months to sell. That is one of the lower entry points in southern Hillsborough County for a newer home. Older homes on larger rural lots vary widely, so I always pull recent sales for the exact kind of property you are considering.

Is there new construction in Wimauma?

Yes, and it is a big part of why people look here. Southshore Bay, built by Metro Development Group around a crystal-clear lagoon, has homes from builders including Lennar and D.R. Horton starting in the high $200s, plus a gated 55+ section. Valencia del Sol, the gated 55+ community by GL Homes, was built out between 2019 and 2026 and is now mostly resales.

Here is what I tell every buyer looking at new construction. Builder incentives can be worth tens of thousands, so compare a resale against the builder’s price after incentives, and count what the resale already includes, like blinds, a fence and landscaping. And while a community is still filling in, resales compete with new homes next door. Once it is fully built out, the amenity-rich communities tend to climb in value faster than the ones with fewer amenities.

Is Wimauma the right fit for you?

Wimauma is a great fit if you want a newer home at a lower price, enjoy wide-open space and the outdoors, or want a resort-style amenity like the lagoon without a waterfront price tag. It is a harder fit if you need a short commute to Tampa, want restaurants and shopping a few minutes away, or want to keep a boat behind the house.

So here is what I would ask you: how do you want to live here? Do you picture a quiet morning on the Little Manatee in a kayak, a lazy afternoon at the lagoon, or room for a horse trailer and a big garden? How often will you really drive into Tampa? Tell me that, and I can tell you whether Wimauma or a nearby town like Riverview, Sun City Center or Apollo Beach will feel more like home.

For buyers who want newer construction, more home for the money and a quieter, more rural setting, yes. Wimauma is one of the fastest-growing parts of southern Hillsborough County, with master-planned communities like Southshore Bay and the 55+ Valencia del Sol. The tradeoff is a longer drive to Tampa and fewer shops and restaurants close by today.

Is Wimauma in a flood zone?

Most of Wimauma sits inland and carries low flood risk. Redfin’s climate data puts about 3 percent of Wimauma properties at severe flood risk over the next 30 years (as of 2026). Homes near the Little Manatee River and low-lying creeks are the exception, so check the exact address on FEMA’s flood map.

How far is Wimauma from Tampa?

Downtown Tampa is about 30 miles north of Wimauma along US 301 and I-75, usually 40 to 50 minutes. Tampa International Airport is about 40 miles, usually 45 to 55 minutes, and Brandon is about 20 miles.
