
Covington Park in Apollo Beach, Florida
Covington Park is an established, non-gated community in Apollo Beach with roughly 1,200 homes and an unusually deep amenity package for its price range. If you want the Apollo Beach lifestyle without the new-construction premium of Waterset or the waterfront-and-gated premium of MiraBay, this is the community that tends to make the short list.
What amenities does Covington Park have?
There are three community pools — two at the Irwin Park clubhouse complex and a smaller pool on Monarch Park Drive — plus two playgrounds, parks, green space and a series of small retention ponds.



The Irwin Park amenity center has been renovated and expanded. Between it and the surrounding parks you have a fitness center, a children’s splash pad, tennis and basketball courts, sand volleyball, a multi-use sports field, dog parks with separate areas for large and small dogs, walking and biking trails, picnic areas with grills, and fishing in the community ponds.






The community calendar is more active than most: an Easter egg hunt, a Back-to-School Splash, a Halloween door-decorating contest, and Christmas at the Clocktower.
What kind of homes are in Covington Park?
- Approximately 1,200 homes, built mostly between 2000 and 2017
- Sizes run from around 1,000 to 3,700 sq. ft., with most between 1,300 and 2,500
- Mainly one- and two-story single-family homes with two-car garages, plus some three-car
- Surrey Park and Surrey Pines have lower-maintenance villas under a separate association
- Non-gated, and not a boating or navigable-waterfront community
Most homes here are now twenty-plus years old, so condition matters more than square footage. Roof and HVAC age, insurance eligibility, updates, a pool, a pond or conservation view and a fenced yard all move the price. Prices generally run from the upper $200s to the low $500s — ask me for what is actually on the market this week.
What are the HOA and CDD fees in Covington Park?
The master HOA is $110 a year. That number gets quoted a lot, and on its own it is misleading — Covington Park also carries a CDD assessment collected through your property-tax bill, and that is the bigger cost.
The CDD varies by phase, lot width and whether the bond debt was prepaid. It currently runs roughly $1,192 to $2,483 a year depending on the property. Surrey owners pay an additional monthly fee for landscaping and the Surrey pool.
So: a low annual HOA, plus a separate CDD assessment that varies by property. Before you write an offer, get the figure for that specific address — I will pull it for you.
Where is Covington Park?
Covington Park sits on the eastern side of Apollo Beach near Big Bend Road, with quick access to I-75, US 41 and US 301. Shopping, restaurants, St. Joseph’s Hospital South and the YMCA are all close by. Doby Elementary is physically inside the community on Covington Garden Drive, though school assignment should always be confirmed for a specific address.
A new shopping complex has been promised for the area, with construction slated to begin at the end of 2026 and Costco and Target named among the anchors. Nothing is built yet and timelines on projects like this move, but if it lands as planned it changes the everyday convenience picture for this side of Apollo Beach considerably.



Mature landscaping and established streets give it a settled feel that newer communities do not have yet. It is less resort-luxury than MiraBay and less polished than Waterset — but for this price point and this HOA, the amenities are hard to beat.
