
Harbour Isles in Apollo Beach, Florida
Harbour Isles is a gated, all-ages community of about 450 homes on roughly 339 acres, east of US 41 in Apollo Beach. Bigger homes, wider lots, a genuinely full amenity package and low HOA dues — with lake and conservation views throughout. It gives you a waterfront atmosphere at a more approachable price than Apollo Beach’s true saltwater boating communities.
Waterfront — but let’s be precise about what that means
This is the thing to understand before you fall in love with a listing photo. Harbour Isles has beautiful lakes and ponds, but they are not navigable and do not connect to Tampa Bay. Community rules prohibit swimming and watercraft on them, and fishing is catch-and-release from the designated lake and piers.
So “waterfront” here means lake or pond frontage and a water view. It does not mean a dock, a boat lift or bay access. The value is in the view — its width, its privacy, the wildlife — and a broad lake view is worth considerably more than a narrow retention-pond view. If you want to keep a boat, this is not the community for that, and I would rather tell you now than on the third showing.



What amenities does Harbour Isles have?
Harbour Isles has one of the more complete amenity packages among established Apollo Beach communities.

- Fitness center
- Basketball and sand volleyball courts
- Playground
- Walking trail and sidewalk system
- Wooden bridge, gazebos and picnic areas
- Designated fishing piers and a catch-and-release fishing lake
- Rentable storage for boats, jet skis, RVs and certain vehicles
That last one deserves a mention. On-site boat and RV storage means you can own the toys without parking them in your driveway — and without paying for storage across town.



What kind of homes are in Harbour Isles?

- Built primarily between 2006 and 2015, with a median year around 2010
- Typically 2,000 to 3,000 sq. ft., with the full range running from about 1,821 to 4,178
- Mostly 3 and 4 bedrooms, with some 5 and 6-bedroom homes
- Several builders and floor plans represented, including Suarez Housing and Standard Pacific
- No age restriction
Two things set the homes apart physically. The lots are wider than most communities around here, with setbacks that leave at least fifteen feet on each side — you get room to breathe instead of looking into your neighbor’s window. And three-car garages are common, which is unusual at this price.
Turnover is low. The neighborhood averages around thirteen sales a year, so when the right house comes up it is worth moving on.
What do homes cost in Harbour Isles?
Square footage alone does not set value here. Roof age, HVAC, insurance condition, whether there is a pool, garage count, view quality and lot size all move the number materially. As working tiers:
- Low $300s to low $400s — smaller homes, dated condition, limited upgrades, no pool or premium view
- Mid $400s to upper $500s — the core of the market: larger 3 and 4-bedroom homes, better condition, water or conservation views, three-car garages or a private pool
- $600s and above — updated pool homes, stronger waterfront settings, oversized lots and larger floor plans

What are the HOA and CDD fees in Harbour Isles?
Harbour Isles has both a mandatory HOA and a CDD, and the difference between them matters.
The HOA is genuinely low — current listings commonly report around $100 to $120 a year. The CDD is the larger cost and arrives separately on your property-tax bill; recent listings show annual assessments in the range of $2,688 to $2,840, though the exact figure varies by parcel and by whether any debt was prepaid.
The CDD’s bond debt is currently scheduled through May 2035. Worth knowing: even after the bond portion ends or is paid off, the annual operations-and-maintenance assessment continues — that is what funds the amenities. Get the number for the specific parcel before you write an offer; I will pull it for you.
Lease restrictions are reported inconsistently across listings. If you are buying here as an investment or intend to rent, verify the current HOA documents and the CDD rules on tenant amenity access first.
Where is Harbour Isles, and who is it right for?
Harbour Isles sits east of US 41, which puts it at higher elevation than the canal communities west of the highway. Flood zone is always parcel-specific, though, so verify it for any address you are serious about. You have convenient access to US 41, I-75, shopping and SouthShore services.
It suits buyers who want a gated established neighborhood, a larger home and yard, real amenities, lake and conservation views, somewhere to keep the boat or RV, and low HOA dues. It is not the right fit if you want direct Tampa Bay access and a private dock, a maintenance-free home, or a walkable restaurant-and-retail lifestyle.
