I’m Shawna Calvert, Team Leader of The Calvert Home Team at 27North Realty. I live in MiraBay, work throughout Apollo Beach and Tampa Bay’s South Shore, and specialize in waterfront homes, Florida relocation, luxury properties, new construction and residential resales.

Why did I create Relocating to Paradise?

People moving to Florida show up with questions no listing site answers.

Will my boat clear the bridge? How deep is the canal at low tide? Who’s responsible for the seawall? What will flood insurance actually cost? Is the CDD included in that tax estimate? Which communities are golf-cart friendly? What happens to the property taxes after the home sells?

RelocatingToParadise.com exists to answer those questions directly. Listings are easy to find. Accurate local guidance is not.

What makes my approach different?

I run a high-volume business with the systems and negotiating experience that come with it, and I still answer my own phone.

I study the market daily, I communicate directly, and I tell you what the numbers actually show. I won’t push you toward a purchase or a listing just to complete a transaction. If a home is wrong for you, I’ll say so. If the market isn’t supporting your price, I’ll explain why. If this isn’t the right time to move, we’ll talk about that too.

You’ll always know what’s happening, what comes next, and what I recommend.

What should you know before buying an Apollo Beach waterfront home?

Not all waterfront is the same. A beautiful view tells you nothing about:

  • Elevation, and how it affects flood risk and insurance
  • What flood insurance will cost, and whether the current policy can transfer
  • The depth of the canal at low tide
  • Whether a fixed bridge limits the boat you can keep there
  • How long it takes to reach Tampa Bay
  • Boat lift capacity — the weight the lift is rated to carry
  • The condition of the seawall, and who is responsible for it
  • What the HOA or CDD maintains
  • Whether community rules restrict docks, lifts or boats

I live and boat in Apollo Beach, so none of this is theoretical. I know these waterways, the bridges and the boating communities because I’m on them. I help buyers dig into these details before they turn into expensive surprises.

How do I help Apollo Beach sellers stand out?

Waterfront and lifestyle homes should never be marketed like ordinary houses.

We start with pricing built on what buyers are doing right now, not an automated estimate or a stale comp. Then a staging consultation and a plan to get the house ready for photography. Then professional media, real property storytelling and broad online distribution, so buyers can see how the home, the community and the lifestyle fit together.

For waterfront sellers, we answer the questions buyers are going to ask anyway: boating access, canal characteristics, docks, lifts, seawalls, elevation, flood considerations and what the community handles.

The goal isn’t to put a house online. It’s to remove the uncertainty and give a qualified buyer a reason to act.

How do I help families relocate to Florida?

I made the move to Florida myself, so I know a relocation is a lot more than picking a house.

We compare Apollo Beach, Ruskin, Riverview, Wimauma, Gibsonton, Sun City Center and the surrounding Tampa Bay communities — commute times, amenities, boating access, schools, insurance, flood zones, HOAs, CDDs, property taxes, new construction and resale value.

A lot of clients call me before they book a flight. That’s the right way to do it. It gives us time to narrow the list, understand the tradeoffs and build the visit around homes that actually fit.

Why do senior and multigenerational moves matter to me?

Before real estate, I spent 30 years in institutional healthcare and senior living pharmacy operations, more than 20 of them as a General Manager.

That work taught me how to run complicated systems, communicate clearly, and walk families through decisions where the needs don’t all line up. It also left me with a lasting interest in helping retirees, older adults and multigenerational families plan housing transitions carefully.

What does being a Go-Giver mean to me?

Give more in value than you take in payment.

That isn’t a marketing slogan. It’s the order I put things in: information first, relationship second, transaction last. Strong relationships and lasting results follow when service comes first.

Where do I work?

I work with 27North Realty in Apollo Beach, the brokerage formerly known as Align Right Realty South Shore.

My primary market is Apollo Beach and Tampa Bay’s South Shore — MiraBay, Symphony Isles, Andalucía, Bimini Bay, Treviso, Waterset, Covington Park, Harbour Isles, and the older canal communities with no HOA at all.

I also work Ruskin, Riverview, Wimauma, Gibsonton, Sun City Center, St. Petersburg, Treasure Island and select Gulf Coast communities. And if a client needs me somewhere else in Florida, I go — I’ve closed as far out as Clermont.
