The sellers will tell you the best parts of living here are the ordinary ones. Coffee on the private balcony in the morning. Taking the boat out into Tampa Bay for dinner and coming back in the dark. Getting in the heated pool while the sun goes down over the canal. That is the whole pitch, and everything below is just the detail behind it.
The water comes first
There are 84 feet of frontage on Biscayne Canal here, on saltwater, with a route out to Tampa Bay. Because it is on a canal and not the MiraBay lagoon, there is no community lift to go through on the way to the bay, and the same open water brings dolphins and manatees right past the backyard. The dock is private, deeded, wood, and has power run to it. The lift is a 10,000 pound electric lift, and the seawall is concrete.
One thing worth understanding if you are new to buying on the water: a boat lift is rated by weight, not by boat length. Ten thousand pounds is the capacity. What matters is your boat dry weight plus fuel, water, gear and everything else you actually leave on board. Lifts can be replaced or upsized later, but life is easier when the one already hanging there fits the boat you own.
MiraBay is one of the very few waterfront communities around here that carries a CDD, and the CDD covers the community seawalls.
The pool, the deck, and the outside
Heated pool and spa, gunite, lit, on a travertine deck, with new pool equipment put in during 2025. Covered front porch, rear porch and patio. There is a private balcony upstairs and a custom Juliet balcony, which is the kind of detail that either matters to you enormously or not at all. Mature landscaping, irrigation system, and the house faces south.
Inside the house
Four thousand and seventy square feet over two floors, fifteen rooms, and no carpet on the main level. Travertine and hardwood downstairs, soaring ceilings, tray ceilings, crown molding, and updated canister LED lighting. French doors open the living areas to the water and there is a gas fireplace in the living room. The French doors are impact rated and some of the windows are impact as well.
The kitchen has solid wood cabinetry, granite counters, a large island, a walk in pantry, a gas range, a built in oven and cooktop, a range hood, and a breakfast nook off to the side.
The primary suite is on the first floor with its own access out to the pool deck, two walk in closets, split vanities, a soaking tub and a separate tiled shower. There is a second full bathroom on the first floor and a dedicated office down here too, which is the thing people fight over when everyone is home.
Upstairs there are three more bedrooms, two full baths and a bonus room. Laundry is inside in its own room. The garage is an oversized three car split garage, side facing. There is a water softener, and natural gas is connected.
What it actually costs to own
This is the part most listings leave out, so here it is.

The HOA number is not a typo. Communities with a CDD usually have very low HOA dues, because the CDD is doing the heavy lifting. A CDD is the portion of your tax bill that goes back into the community to run and maintain it and to pay down the original development bonds. Those bonds do eventually get paid off. In MiraBay the CDD is based on lot size, so a bigger lot carries a bigger number, and this one sits on 84 by 110.
On flood zone AE: if you have a mortgage you are going to carry flood insurance. Neighborhoods built after 2000 were generally built up to a higher elevation, and elevation is the single biggest lever on what that premium looks like. Get a quote early rather than late, and get it before you are emotionally committed to the house.
MiraBay itself
Gated, and genuinely amenity rich rather than amenity rich on a brochure. Two heated resort pools, a cafe and lounge, a 24 hour fitness center, trails, tennis, pickleball, basketball, parks and playgrounds. Kayaks and paddleboards are complimentary and there is a private community boat ramp. Weekly food trucks, a full time activities coordinator, golf cart friendly streets, and private golf cart access over to the MiraBay Shopping Plaza, which means dinner does not require a car.
Schools are Apollo Beach Elementary, Eisenhower Middle and Lennard High.
