The sellers say what they will miss most is the morning: coffee on the lanai, the preserve behind them, the water in front of them, and no sound but the birds and the occasional boat heading out to the bay. That is this house. It sits on a 100-foot-wide lot on the MiraBay lagoon, bordered by the Wolf Creek Nature Preserve, which is about as private as MiraBay gets.

The water comes first

825 Manns Harbor Drive is on the MiraBay lagoon, not on a canal, and that is worth understanding before you look at anything else. The composite dock has water and power, and the private lift is rated to 13,000 pounds. Lifts are rated by weight, not boat length, so what has to fit under that number is your boat’s dry weight plus fuel, water, engines and gear.

To get to Tampa Bay, you run through the MiraBay community boat lift, which lowers you from the lagoon into the canals, and from there it is open water to the bay. The lift takes boats up to 35 feet, and the trip through it is about 10 minutes. The lagoon itself is not tidal, so there is no low-tide math in front of your house.

I always say the lagoon views are worth the 10 minute trip through the lift. On all the days you are not boating, you are looking across open water and a nature preserve, not at a neighbor’s backyard across a canal. If you boat every single day, that trade is worth thinking about. If you are like most people, it is not even close.

The pool, the lanai, and the outside

There is more than 700 square feet of covered outdoor living here. The screened lanai wraps a heated pool and spa that look straight out over the water, there is an outdoor kitchen, and there is a pool bath so nobody tracks water through the house. The lot is 15,000 square feet, lined with mature palms, and the house faces west.

Inside the house

Built in 2021, with true wood floors, smart home wiring, surround sound, a custom stair railing and custom wall details throughout. An oversized office sits at the front of the house, away from the living areas, so work stays at work.

The kitchen has solid wood cabinetry, quartz counters, a gas cooktop with a custom hood, double ovens, stainless appliances, an oversized center island with illuminated cabinetry, and a true butler’s pantry with a vegetable sink and walk-in storage. There is a custom bar in the great room.

The primary suite is on the main floor, with a large walk-in shower, dual vanities and a custom closet system. The other bedrooms are generously sized, each with a large closet and bath access.

Upstairs is where the house surprises people. The family loft has nearly wall-to-wall windows looking across the lagoon, there is a dedicated theater room with surround sound, and the second floor balcony faces west over the preserve, so it catches the sunset every evening. The garage fits three cars, the roof is tile, and the HVAC was serviced in May 2026.

What it actually costs to own

This is the part most listings leave out, so here it is.

The HOA number is not a typo. MiraBay carries a CDD, and the CDD is what pays for the amenities, which is why the HOA stays so low. In MiraBay the CDD is based on lot size, so a 100-foot lot carries more than a smaller one. We will pull the tax bill so you can see exactly how much of that total is the CDD. On flood zone AE: if you have a mortgage you will carry flood insurance. MiraBay was built up to a higher elevation, and flood insurance here often runs lower than in many of the surrounding waterfront neighborhoods, but get a quote on this address early, before you are emotionally committed. MiraBay itself

MiraBay is gated, and it is resort-style living over the top. There are two heated pools, a 24-hour fitness center, tennis, pickleball and basketball courts, a kayak launch, and a full-time activity coordinator on staff running a real calendar of events, which is one of the things that sets MiraBay apart from the other big Apollo Beach communities. It is golf cart friendly, and you can drive the cart to the MiraBay shopping plaza. You can see where all that CDD money goes the first time you walk through the clubhouse.
