Is It Expensive to Live in Apollo Beach?

Apollo Beach costs more than the Florida average. The median home value was $472,700 from 2020 to 2024, compared with $359,000 statewide (U.S. Census), and the average Apollo Beach home sold for about $433,000 from January 2025 to August 2026 (Stellar MLS). What you really pay each month depends on which side of US 41 you live on, the age of the home and whether it carries HOA or CDD fees.

How much do homes cost in Apollo Beach?

The average sale price of about $433,000 (Stellar MLS, January 2025 to August 2026) is a blend of very different homes. Original Apollo Beach neighborhoods, villas and condos sit at the lower end, newer master-planned communities sit in the middle, and waterfront homes in gated communities like Symphony Isles and Andalucía run well above it. What does it cost to rent in Apollo Beach?

The median gross rent was $2,293 a month from 2020 to 2024, compared with $1,669 for Florida as a whole (U.S. Census). Rentals are harder to find here than in larger cities because most homes are lived in by their owners, about 86 percent of them. If you are weighing renting first, here is how renting and buying compare over three years.

What adds to the monthly cost besides the mortgage?

Three things change what a house really costs here. First, community fees: many newer neighborhoods have an HOA and a CDD, and the CDD often shows up on your property tax bill, so it is easy to miss. Here is how the two work. Second, insurance: homes west of US 41 are in a flood zone, and elevation decides what flood insurance costs. Homes built after about 2000 sit near 10 feet and insure for much less than the original neighborhoods built at 1 to 6 feet. Is Apollo Beach in a flood zone? walks through it. Third, property taxes, which reset when a home sells. Florida property taxes and the homestead exemption explains what to budget.

How can you live in Apollo Beach for less?

Look east of US 41, where most homes are outside the flood zone. Look at homes built after 2000, which insure for less because of their elevation. And consider the older original neighborhoods, which often have no HOA at all, so you can park your boat trailer or RV at home and plant whatever garden you like. The trade-off with no HOA, of course, is that your neighbor has no rules either, and that old mattress by his garage may stay there until his next dump run. Once you buy, file for your homestead exemption right away, because it caps how much your assessed value can rise each year.

Is Apollo Beach worth the cost?

For people who want to live near the water without living in the city, most buyers I work with decide that it is. You get canals, marinas and boating access to Tampa Bay, quieter streets than Tampa or St. Pete, and downtown Tampa a little over 20 miles away. Before you decide, tell me how you want to live day to day. Is boating part of the plan, and do you see your boat in your backyard or at a local marina? That one answer changes which neighborhoods make sense and what they will cost you. See a full cost-to-own breakdown, or talk to me about your budget.
