Riverview, FL Homes for Sale
I’m Shawna Calvert with 27North Realty. I live in MiraBay, just south of Riverview, and I help buyers across Riverview and the Southshore. Riverview gives you more house for the money and a shorter drive to Tampa and Brandon than the waterfront towns on the bay. Here’s what’s selling, what it costs and where to look.

What homes cost in Riverview
The median sale price in Riverview was about $375,000 in August 2026, according to Redfin. Homes took about seven weeks to sell, and the median was down about 6% from a year earlier, so buyers have more room to negotiate than in 2024 and 2025. Townhomes and older neighborhoods often sell below the median. Lakefront homes in Lake St. Charles and riverfront homes along the Alafia sell well above it. Source: Redfin, as cited on /riverview/. New construction in Riverview
As of June 2026, a local builder guide listed active new construction in communities including Triple Creek (Lennar and D.R. Horton, from the mid $300s) and Panther Trace (Taylor Morrison and Meritage, from the $400s), among others. See my Riverview community guide for the full builder list. If you’re buying new, bring your own agent to the first visit. The builder’s sales rep works for the builder. I’ll help you compare incentives, lot premiums and the CDD.
Riverview communities to know
- Lake St. Charles: wraps a 70-acre lake, with lakefront homes priced above the area’s typical range
- Moss Landing and Manors at Forest Glen: gated, with Craftsman-style homes
- Triple Creek: newer and fast-growing, with preserve views
- Great Palm River Point: a small number of homes directly on the Alafia River, with a route out to Tampa Bay Want a boat behind the house? Most Riverview ponds aren’t boating water. Compare with Apollo Beach waterfront and my waterfront home checklist.
CDD and HOA fees
Most newer master-planned communities in Riverview have a CDD on the tax bill. A June 2026 local builder guide put typical CDD assessments at about $1,200 to $2,800 a year and HOA dues at about $100 to $250 a month. Older neighborhoods often have no CDD. See CDD vs HOA.
Commute and location
Downtown Tampa is about 15 miles away, usually 20 to 30 minutes. Tampa International Airport is about 25 miles, usually 30 to 40 minutes. Brandon is 10 to 15 minutes north, and Apollo Beach is 15 to 20 minutes south. I-75 runs along the west side and US-301 along the east.
Flood risk
Most of Riverview sits inland. Redfin’s climate data puts about 8% of Riverview properties at severe flood risk over the next 30 years (as of 2026). Homes near the Alafia River and Bullfrog Creek are the exception. Send me the address through my flood zone check.
Schools
Riverview is in Hillsborough County Public Schools. High schools in the area include Riverview High, Spoto High and Sumner High, which opened in 2020. Boundaries change as the area grows, so confirm the zoned school for each address.
