The water comes first
713 Islebay Drive sits on Biscayne Canal, a saltwater canal in MiraBay, and there are no bridges between this dock and Tampa Bay, so height is not what limits you here. Because it is on a canal and not the MiraBay lagoon, there is no community lift to go through on the way to the bay, and the same open water brings dolphins and manatees right past the backyard. The canal runs about 4 to 6 feet at low tide. That is the number to hold your boat’s draft against, with a little margin, and if you are not sure what your boat draws, send me the make and model and I will look it up with you.
The lift is rated to 13,000 pounds. Lifts are rated by weight, not by boat length, so what has to fit under that number is your boat’s dry weight plus fuel, water, engines and gear. This one is remote controlled, with integrated limit switches, an aluminum service walkway, and a Flushmaster freshwater flushing system set up for twin outboard engines. Paver walkways lead down to the dock from both sides of the house.

The pool, the lanai, and the outside
The lanai is fully screened and panoramic, looking straight down the canal. There is an oversized outdoor kitchen built around a big center island, a travertine pool deck, and a heated pool with custom LED lighting and Hayward smart automation. The pool bath has been remodeled too.
Out front, the landscape and architectural lighting are professionally designed, the driveway is upgraded pavers, and there is a permanent Trimlight system on the house, so you can light it up for every holiday without ever climbing a ladder. The lot is 111 by 87 feet and the house faces northwest.

Inside the house
Hardwood and travertine floors, high ceilings, and hurricane-impact sliding glass doors that frame the canal from the living areas. Motorized shades on the first floor rise in the morning and lower on their own in the evening.

The windows, doors and sliding glass doors were all replaced with new double pane, energy efficient, hurricane-impact units, an investment of more than $150,000, and there are hurricane shutters as well. Also new or upgraded: a whole-home water softener, a reverse osmosis system, a Rinnai tankless gas water heater with a recirculation pump, a seven-camera HD security system, and metallic epoxy floors in the three-car garage.
What it actually costs to own
This is the part most listings leave out, so here it is.

MiraBay itself
MiraBay is gated, and it is resort-style living over the top: a waterfront clubhouse and café, a resort pool, a fitness center, tennis, pickleball and basketball courts, parks and walking trails, and a full-time activity coordinator on staff running events all year.
