Hemingway Estates New Construction Homes for Sale in Apollo Beach
Nine brand-new waterfront homes on Simone Shores Circle, all built in 2025 by Bistro Builders, all with a pool, a dock and a lift. I am the listing agent on every one of them. Prices and availability below are as of September 8, 2026.
They run from $1,029,000 to $1,449,000. Before you look at a single floor plan, read the boat section further down — it is the thing that decides whether this neighborhood is right for you, and it is the thing the marketing does not tell you.

What every one of them comes with
These are not builder-basic homes with an upgrade list waiting for you at the design center. The spec is the spec, and it is high.
- Pool, outdoor kitchen, dock and boat lift — 10,000 pound lift capacity
- New seawall
- Solar shingle roof, impact-rated windows and doors, gas appliances
- Stem wall, solid block construction on all floors
- Smart-home technology throughout: security, Sonos, surround sound, televisions, lighting packages
- Floor-to-ceiling imported tile, European cabinetry, heated European toilets, built-in custom closets, high-end appliances
The boat question, answered honestly
The canals here are deep. The builder says so, and it is true. What the marketing does not say is that there is a fixed road bridge between these homes and Tampa Bay, and it is low.
It is the road out to the Manatee Viewing Center and the Florida Aquarium’s Sea Turtle Rehabilitation Center. The same bridge that takes you to the manatees is the one that caps your boat.
So this is a lower center console or a pontoon neighborhood. A flybridge or a tall tower is the wrong boat for this street, and I would rather tell you that now than after you have moved a boat down here.
The low tide draft is four feet. Size the boat to that number, not to the high-tide picture. And check the specific dock at the bottom of the tide, with the lift down and the boat loaded. More on canal depths and what actually restricts boat size.
Elevation and flood insurance
The waterfront homes were built at 12 feet of elevation. The rest of the community sits at 10 feet. Higher elevation is what brings flood insurance premiums down, and it is the first thing to ask about on any Apollo Beach waterfront home.
All of Apollo Beach west of Highway 41 is in flood zone AE, so if you carry a home loan you will carry flood insurance. Owners who have paid the house off sometimes choose to self-insure instead — that is a real decision people here make, and one to work through with your own insurance agent for the specific address. What it costs to own
HOA is $270 a month, and it covers landscaping and lawn care. There are no community amenities and no gate — no clubhouse, no pool deck, no activities calendar. If that is what you are after, this is the wrong neighborhood and I will point you somewhere else.
What you get instead is your own pool, your own dock and a very short street. Some buyers strongly prefer that. There is gas in this community, which is not a given around here.
The neighborhood itself
Hemingway Estates is one street — Simone Shores Circle — and a small one. The original homes went up between 2007 and 2012: brightly coloured two-storey Key West style. The 2025 Bistro Builders homes were added around the perimeter, along the canal.
It sits across the street from Apollo Beach Elementary, and you can walk to the Manatee Viewing Center and the Florida Aquarium’s Sea Turtle Rehabilitation Center. The full community guide is here, including the lot map and which lots actually front the canal.

Nine of them, one street, and they do not show the same in photos as they do standing on the dock. If you want to walk through, call me and I will meet you there.
