Indigo Creek community entrance sign on a stone and siding wall in Apollo Beach, Florida

Indigo Creek, Apollo Beach

Indigo Creek is a newer single-family community in Apollo Beach built entirely by Taylor Morrison, with a pool, a playground, a dog park and an HOA of $99 a month as of October 2026. There is no CDD here, which matters more than most buyers expect once they see the tax bill in other new communities nearby. If you want a new home, a short drive to US 41 and a pool at the end of the street without the cost of a big master-planned community, Indigo Creek belongs on your list.

Where is Indigo Creek, and who builds it?

Indigo Creek sits just off US 41 in Apollo Beach, close enough to the Publix on US 41 that a forgotten grocery item is a quick run. The Taylor Morrison model center is at 5107 Slate Hue Place, and Taylor Morrison is the only builder in the community.

One builder means a consistent look from street to street and a short list of floor plans that repeat. That makes it easy to compare homes side by side, and it also means the things that set one home apart are the lot, what sits behind it and the upgrades the first owner chose.

What does it cost to own a home in Indigo Creek?

As of October 2026 Taylor Morrison’s published pricing starts in the mid $350,000s, and quick move-in homes have been listed from about $400,000 to $650,000. Homes run roughly 1,790 to 3,505 square feet, with 3 to 6 bedrooms, 2 to 4 baths and two-car garages.

The HOA is $99 a month, about $1,188 a year, and there is no CDD. In many of the newer communities around Apollo Beach the CDD assessment adds a meaningful amount to the yearly tax bill, so when you compare Indigo Creek to a community with a bigger amenity center, compare the total carrying cost and not just the price of the house. Our CDD vs HOA guide walks through how to read both numbers.

What are the amenities in Indigo Creek?

The amenity center sits near the front of the community. There is a resort-style pool with a covered cabana and lounge seating, a playground with swings and climbing equipment, picnic tables, a fenced dog park and a covered mailbox kiosk. It is a smaller package than a community like Waterset, and that is exactly why the dues stay under $100 a month.

Is Indigo Creek waterfront?

No. The ponds you see in Indigo Creek are stormwater ponds, and they do not connect to Tampa Bay, so there is no boat access from any home here. A pond lot still earns its premium with a view and no neighbor directly behind you.

If boating is part of your plans, it helps to decide early whether you see your boat in your own backyard or at a local marina. Indigo Creek works well with a marina slip or a trailer. If you want a dock and a lift out back, start with our Apollo Beach and Ruskin waterfront communities comparison.

Should you buy new from the builder or a resale in Indigo Creek?

While Taylor Morrison is still building, early resales compete with the builder’s own new inventory and whatever incentives the builder is offering that month, so a resale has to be priced with that in mind. Newer communities tend to trail established neighborhoods on appreciation at least until they are fully built out. After that, amenity-rich neighborhoods tend to climb in value faster than communities with very few amenities, and Indigo Creek sits in the middle of that range.

If you are buying new, call me before your first visit to the model. Builders usually require your agent to be with you or registered at that very first visit, and the builder’s sales team represents the builder. Having your own agent costs you nothing extra in most new-construction sales, and it gives you someone checking the contract, the upgrade pricing and the walkthrough on your side.

What should you check before you buy in Indigo Creek?

Look up the FEMA flood zone for the specific address and ask for the elevation certificate, then get a written insurance quote before your inspection period ends. Confirm the HOA amount with an estoppel letter, and read the rules on fencing, parking, rentals and anything you plan to add to the yard. On new construction, get an independent inspection before drywall and again before closing, even though the home is brand new. On a pond lot, walk the back of the yard and ask what sits on the other side of the water.
