
Del Webb Southshore Falls, Apollo Beach
Southshore Falls is the Del Webb community sitting behind a guarded gate just off US 41 in Apollo Beach. It is 55 and better, it is small enough that people actually know each other, and the HOA handles nearly everything outside your front door. That last part is the reason so many owners here are only in Florida for part of the year.
What is Southshore Falls?
A gated 55+ community of 866 homes built by Del Webb between 2004 and 2016, close in to US 41 in Apollo Beach. Single-family homes and attached villas, all one story, laid out around a chain of large ponds with walking trails running throughout.
It is a cozy little community, and I mean that as the description rather than the sales pitch. It is not sprawling. There is one clubhouse, one set of amenities, and everybody uses them. For a lot of the people who buy here, that is exactly the point.

Is Southshore Falls a 55+ community?
Yes, it is an age-restricted active adult community. The exact rule — who has to be 55, what is allowed for a younger spouse, and how long family can stay — is written into the HOA documents. Read that language rather than assuming it, because it is the rule people are most confident about and most often wrong about.
What are the amenities at Southshore Falls?
The center of it is the Wellspring Club, a 14,000-square-foot clubhouse. Inside: a fitness center, a ballroom, a card room, billiards, a library, an arts and crafts studio and an internet cafe.

Outside there are three heated pools plus a spa. The lagoon pool is the one people remember. It has a zero-depth entry and a lazy-river feel, so you can float instead of swim laps. There is also a resistance pool for laps and water walking, and a third heated pool.

Then tennis, pickleball, bocce, shuffleboard, ping pong, corn hole and a putting green, plus about 4.6 miles of walking trails threading through the ponds.

How much is there actually to do at Southshore Falls?
A lot, and it is organized. There is a full-time activities director and a calendar that really fills up — bingo, bridge, canasta, mah jongg, line dancing, yoga, a bike club, movie nights, bus trips, you name it. Real clubs you can join, not a bulletin board with three flyers pinned to it.
Here is what the resident club list looked like as of September 2026, so you can picture your week:
- Cards and games: bridge, canasta, euchre, pinochle, hand and foot, mah jongg (beginner, American and Chinese), Texas Hold’em poker, bunco, Mexican Train dominoes, bingo and trivia nights
- Fitness and wellness: yoga, chair yoga, tai chi, meditation, Buff Bones, strength and walk-fit classes, line dancing, water aerobics, water exercise and even mermaid yoga in the pool
- Sports: pickleball (recreational, new-player and competitive play), tennis, bocce, ping pong, men’s and ladies’ golf groups, co-ed softball, bowling and a bike club
- Arts and hobbies: arts and crafts, painting classes, jewelry making, a stitching group, photography, cooking, a book club and a musician’s jam
- Getting out and giving back: a travel club, the Out and About club for excursions, a veterans group, a gun group and Neighbor 2 Neighbor
Schedules change and new groups start up all the time, so ask for the current calendar when you tour. And if the club you want is not there yet, this is the kind of community where you start it.
That is the part people underestimate when they tour. The pools and the courts are what you notice on the drive through. The calendar is what people stay for, and it is the difference between knowing your neighbors and waving at them.

What are the ponds and walking trails like?
Trails run throughout the community, about 4.6 miles of them, and a lot of the homes back up to large ponds. That changes what you look at out the back of the house, so it is worth asking which lots have that view before you narrow your search.

The ponds bring wildlife with them. Bird watching is a thing here. So is alligator spotting — this is Florida, the ponds have gators, and residents treat that as part of the scenery rather than a problem. Worth knowing up front if you walk a small dog.

What does the HOA cover at Southshore Falls?
Your dues cover lawn care, landscaping, exterior irrigation and roof pressure cleaning. They also cover the private roads, the amenities and the 24-hour staffed gate. On the villas and quads, exterior repainting is covered too. That is the short version of why this community works the way it does: you lock the door and go, and the outside of your house looks the same when you come back.

As of September 2026, dues on a single-family home are under $400 a month, and Southshore Falls does not carry a CDD. That’s a real difference from a lot of the newer communities along US 41. Villa dues are set differently, and every number moves over time. So get the current figure in writing through estoppel for the specific address, along with exactly what it includes for that home type.
What do the homes look like?
Single-family homes generally run about 1,730 to 2,544 square feet. The attached villas run smaller, roughly 1,363 to 1,650 — Shore Villas are duplexes, Bayside Villas are quads. The common layout is two bedrooms plus a den, a two-car garage and a screened lanai, all on one floor.
Everything here was built between 2004 and 2016, and that matters more than it sounds like it does. Two questions down.
What is near Southshore Falls?
You are close in to US 41, which is the spine of this side of the county, so the errands are short. The new Walmart is right there, and the MiraBay shopping plaza is a few minutes up the road for groceries, restaurants and the everyday stops.
That proximity is not a small thing. A lot of what makes a community easy to live in comes down to how far you drive for a gallon of milk. Here it is close.
Does Southshore Falls flood?
Southshore Falls is in an AE flood zone, and that label scares people more than it should. The community was built at the highest elevations in this part of Apollo Beach, 10 feet and above, and it has not flooded in any hurricane.
How can you tell which parts of Apollo Beach flood?
Here is how I answer the flood question anywhere in Apollo Beach. Stand on US 41 and look west, toward the water, and that side is generally in a flood zone. Look east, and it generally is not. But being in a flood zone is not the problem people think it is. Elevation is what actually drives what you pay.
Original Apollo Beach was built at one, two, four, six feet above sea level, because that is where the land was. Around the year 2000 the code went to ten feet. Southshore Falls was built starting in 2004, so it sits at the modern elevation — and when Helene pushed four to six feet of surge into the old low parts of Apollo Beach, the post-2000 communities were not impacted.
What should you check on a specific Southshore Falls home?
Two things I would still check on a specific house. FEMA mapping in this part of Apollo Beach shifts street to street and sometimes lot to lot, so pull the flood zone and the elevation certificate for that address, not for the community. And think about the drive: US 41 sits around 35 feet and it is the evacuation route, so being close to it is a real advantage — just know which roads you would take to get there.
Is Southshore Falls a good fit for snowbirds?
It is one of the easiest communities in Apollo Beach to own part time, and that is by design. The lawn gets cut whether you are here or not. The irrigation runs. On the villas and quads, the exterior gets repainted on the community’s schedule instead of yours. The main gate is staffed around the clock, and residents have their own back gate as well, so the place is not sitting wide open while you are up north, and coming and going is easy when you are here.

Two things I would ask before you buy with that plan in mind: the rental rules, in case you ever want to rent it out in the months you are gone, and what the community allows for vehicle, RV or boat storage. That second answer surprises people.
What should you verify before you buy in Southshore Falls?
- The FEMA flood zone and the elevation certificate for that exact address, plus a written insurance quote
- Roof age, and whether the home has impact-rated windows and doors or approved shutters — both move your premium
- Current HOA dues confirmed by estoppel, exactly what is included for that home type (repainting is covered on the villas and quads), and a tax bill with no CDD line
- Reserve funding, and any assessment the association has voted on or is discussing
- The age-restriction language, plus the rules on rentals, pets, parking and guests
- Whether the deed calls for an HO-3 or an HO-6 policy — the villas and the single-family homes are not always the same
