1016 Signet Drive, Apollo Beach, FL 33572
$1,690,000 6 bedrooms 4 full and 1 half baths 5,284 square feet built 2023 MiraBay MLS TB8512446

This is the largest newer home available in MiraBay right now, on a 70-foot saltwater canal lot in the Marisol Pointe neighborhood. The dolphins and manatees that swim the Apollo Beach canals are something you watch from your own backyard here, and the retired golf course across the street has turned into a quiet sanctuary for birds, which makes Signet Drive one of the most peaceful streets in the community.
The water comes first
The lot has 70 feet on a saltwater canal with access to Tampa Bay, and the seawalls are brand new. In MiraBay the CDD covers seawall maintenance, so that is one big waterfront expense you are not carrying.
There is no dock, boat lift or pool yet, and for the right buyer that is the best part. You get to put in exactly the dock and lift you want, sized for your boat, and the pool you want, instead of paying for someone else’s choices. Before you plan it, we will check the depth of the canal at low tide at the seawall and the route out to the bay against the boat you own or the one you want to buy.

A covered lanai and a large upstairs balcony both look out over the canal, and they catch the bay breeze. The lot is 70 by 158 feet and the house faces north.

Inside the house
Built in 2023 by Park Square Homes on their Carrara plan, and it is one of the most upgraded homes in MiraBay. The sellers put more than $100,000 into lighting alone, and the chandeliers really do have to be seen in person.
The main floor opens with a two-story entry. The kitchen runs into the family room and an oversized breakfast nook, with a large pantry fitted out in custom wood shelving. There is a formal dining room, a private office, and a full guest suite with its own exterior door. The primary suite is on this floor too, with a huge walk-in closet and an oversized bath. Tile runs through the whole main level.

Upstairs is essentially a second home: four more bedrooms, a bonus room, a loft, a theater room, and a fully equipped kitchenette with all the appliances. It works beautifully for multigenerational living, for grown kids who come home for long visits, or for guests who stay a while.

The upgrades go past the looks. Motorized blinds, a motorized chandelier, a whole-home water softener, custom closets in every bedroom, Level 2 EV chargers in both garages, and a generator already wired and ready to go. The gym equipment and the play zone stay with the house. The roof is tile.
What it actually costs to own
This is the part most listings leave out, so here it is.
- 2025 tax bill: $29,311.29
- MiraBay HOA: about $190 per year
- CDD: yes, based on lot size, and it covers seawall maintenance
- Flood zone: AE
The HOA number is not a typo. MiraBay carries a CDD, and the CDD is what pays for the amenities and the seawall maintenance, which is why the HOA stays so low. We will pull the tax bill so you can see exactly how that total breaks down. If CDDs are new to you, I explained them in CDD vs HOA.
On flood zone AE: if you have a mortgage you will carry flood insurance. A 2023 home in MiraBay was built to current code on a community that was built up to a higher elevation, and elevation is the biggest lever on that premium. MiraBay itself
MiraBay is gated, and it is resort-style living over the top. Two heated pools open all year, a poolside café and an evening lounge, a 24-hour gym with two saunas and fitness classes, tennis, pickleball and basketball courts, three parks with playgrounds, a private boat launch, and two kayak and paddleboard launches with free equipment for residents and their guests. Walking trails wind through the community and into the Wolf Creek Nature Preserve all the way to Tampa Bay.
There is a full-time activity coordinator on staff who keeps the calendar full: food trucks, live music, movies in the park, holiday events, and the lighted boat and golf cart parade everyone looks forward to. It is golf cart friendly, and you can drive the cart to the MiraBay shopping village for dinner, groceries, the wine bar or ice cream without ever getting on the highway.
