The water comes first

Across the canal is conservation land, which means the view you buy is the view you keep. That is getting rare on the water in Apollo Beach.


There is one thing I tell everyone about Hemingway Estates, because it decides the boat: there is a low, fixed road bridge between the community and the bay. It is the bridge on the road out to the Manatee Viewing Center. The low tide draft is four feet. A lower center console, a pontoon and jet skis are right at home here. Elevation and flood insurance
All of Apollo Beach west of U.S. 41 is flood zone AE, so if you finance, the lender will require flood insurance. What drives that premium is elevation, and this home sits on a foundation the listing describes as more than 11 feet above sea level, with block construction and a metal roof.
