Why You Cannot Wait for a Storm to Buy Flood Insurance in Florida

Every storm season I hear the same question once a storm starts heading our way: can I still get flood insurance? Usually the answer is yes, you can buy it, but it will not cover that storm. Here is why, and what to do while the skies are still clear. Have you looked at your own flood coverage this year?

How long does it take to get flood insurance in Florida?

A new policy through the National Flood Insurance Program typically has a 30 day waiting period before coverage takes effect, according to FloodSmart, the program’s official site. That means a policy bought when a storm is already in the forecast will not help with that storm. Private flood insurers set their own waiting periods, and many insurers stop writing new policies in an area once a storm is threatening.

What is the mandatory waiting period before flood coverage becomes active?

For the NFIP, it is generally 30 days. There are a few exceptions. Coverage can start right away when the policy is required as part of making, increasing, extending or renewing a mortgage loan. A one day wait can apply when a home is newly mapped into a high risk flood zone and the policy is bought within 13 months of that map change. Some renewals and policy transfers also avoid the wait. Your insurance agent can tell you which applies to you.

Can I buy flood insurance before a hurricane?

Yes, and the earlier the better. The best time is the start of the year or right after you close on a home, well before June 1. Keep in mind that standard homeowners policies do not cover flood from storm surge or rising water, so flood coverage is a separate policy.

Do I need flood insurance if I am not in a high risk flood zone?

Lenders require it in high risk zones, but water does not follow map lines. Many claims come from homes outside the high risk areas, and after Hurricane Helene in 2024 we saw flooding in places that had never flooded before. What should you do this week?

Find your flood policy, check the effective date and coverage limits, and write the policy number on the storm card in my Apollo Beach Hurricane Prep Kit. If you do not have a policy, call your agent now so the 30 days are behind you before the next storm.
